Why property experience is the part that matters
AI projects in property rarely fail on the technology. They fail because the people building the system do not understand the work it is supposed to do.
A general AI consultancy can build a competent tool, but it will not know how a service charge apportionment behaves, what turns on a break clause, why a lease event has to be diarised a particular way, or what the current RICS professional standard on commercial service charges requires. That knowledge has to come from somewhere, and if it is not in the delivery team it comes out of your fee-earners' time.
A traditional property consultancy has the knowledge but cannot build the system, so you end up managing two suppliers and translating between them.
We do both. Every system we deliver is designed and tested by chartered surveyors who have done the underlying job, so its workflow can be configured around lease structures, landlord obligations, tenant confidentiality, applicable RICS standards and UK GDPR.
What the work involves
We start with how the business actually runs, not with the technology. Three structured engagement models, each beginning with a scoped pilot on your own data.
Build
A single, scoped, fixed-price workflow or internal tool, delivered to production in weeks. It runs on your real data, in your environment. You own the code, the workflow and the output, with handover documentation and a bug-fix warranty.
Embed
A ninety-day programme: workflow audit, design, build, and team training. Several workflows shipped and integrated with the systems you already run, plus a governance framework so the firm can use the tools safely once we step back.
Evolve
A rolling monthly engagement where we act as your technology partner: new automations, model upgrades as they arrive, and continued coaching. Rolling notice, no minimum term.
Where firms get stuck, and what we do about it
Industry research in 2026 found that most commercial property professionals now use AI in some form, but that the sector struggles to move beyond pilots into everyday production use. That gap is the problem we are built to solve.
Pilots stall for predictable reasons: the data underneath is not clean enough to trust, nobody owns the change once the enthusiasm fades, there is no governance so the compliance team blocks it, and the tool was built for a process nobody had actually written down. We deal with those first, which is why our engagements start with process capture and a data audit rather than a demonstration.

We run every method inside our own chartered practice before we sell it. A few worked examples:
Data room review in 80 minutes
A client sent us a live acquisition data room of 171 documents. We returned a full analysis against their own due diligence checklist inside 80 minutes: a register of every document, the key dates, and the gaps flagged for chasing. Done manually that is several days of a surveyor's time.
Lease abstraction with a citation for every field
A production tool that reads a lease against a defined schema and extracts the structured fields, citing the source clause and page for every value so a surveyor can check it. Exceptions are flagged rather than guessed, and a chartered surveyor signs off before anything is relied on.
Property system migrations
We deliver migrations onto modern property management platforms, including firms moving off Qube and MRI. The software is rarely the difficult part. The work sits in the data audit, the chart of accounts, the reconciliation, and in getting people to change how they work.
Governance, because you are a regulated firm
The RICS professional standard Responsible use of artificial intelligence in surveying practice has been effective since 9 March 2026. It applies to AI-system outputs that have a material impact on the delivery of surveying services. Its requirements include recorded scope and reliability decisions, appropriate governance, registers, due diligence and client communication where the relevant triggers are met.
We are a RICS Regulated Firm ourselves and we work to that standard in our own delivery. An appropriately qualified named surveyor takes responsibility for the written reliability decision required for a material-impact output. Your data is handled under UK GDPR and stays yours, and you keep the system and the way it is set up with no dependence on us. We also run practical RICS AI implementation training for other firms.
Who we work with, and who we are not for
We work with UK commercial property businesses: chartered surveying practices, managing agents, landlords, property investors, asset managers and estate offices. Typically firms that want to modernise without hiring a chief technology officer or signing a large enterprise contract. We also support larger institutional clients on specific implementation programmes.
We are not the right firm if you want an off-the-shelf AI product with no change to how you work, or a proof of concept with no intention of reaching production. We are also not a residential agency or a homebuyer survey practice.

Should I use an AI consultancy or a property consultancy?
Most AI projects in property fail on domain understanding rather than technology. A general AI consultancy can build the tool but will not know how a service charge apportionment works or what RICS standards require. A property consultancy understands the work but cannot build the system. We do both in one firm, which removes the translation layer.
What does AI adoption actually involve for a property firm?

Can you work with our existing property management system?
Yes. We are independent of the software vendors and work with whatever you already run, including Re-Leased, MRI Qube, Fixflo, Xero, Sage and CRM systems. Where a firm is moving between systems we deliver the migration itself, including the data audit, chart of accounts and reconciliation.
